Special Flood Hazard Areas (SFHA) identified on Flood Insurance Rate Maps (FIRMS) are defined as areas that will be inundated by the flood event having a 1-percent chance of being equaled or exceeded in any given year. The 1-percent annual chance flood is also referred to as the base flood or 100-year flood.
Moderate Flood Hazard Areas on FIRMS are defined as areas located between the limits of the base flood and 0.2-percent-annual-chance (or 500-year) flood.
Minimal Flood Hazard Areas on FIRMS are defined as areas located outside SFHA and higher than the elevation of 0.2-percent-annual-chance flood.
Flood Insurance:
Homes and businesses in high-risk flood areas with mortgages from government-backed lenders are required to have flood insurance. Most homeowners insurance generally does not cover flood damage, a separate policy may be required. Flood insurance is available to anyone living in one of the 23,000 participating National Flood Insurance Program (NFIP) communities as defined by FEMA. The NFIP is managed by FEMA and delivered to the public by a network of more than 50 insurance companies and NFIP Direct. The NFIP provides flood insurance to property owners, renters and businesses and works with communities required to adopt and enforce floodplain management regulations that help mitigate flooding effects.
