Environmental Site Assessments


Phase I ESA

 

We’re experienced in performing Phase I Environmental Site Assessments (ESA) of commercial, industrial and government properties including:

  • Multifamily, Warehouse, Office, Hotel and Motel, Self-Storage, Shopping Mall, Strip Mall, Movie Studio, Medical Office, Hospital, Veterinary Clinic, Fuel or Gasoline Station, Restaurant, Entertainment Center or Bowling Alley, Cell Tower Site, Car Dealership, Auto Repair Shop, Truck Wash, and several other types of commercial properties.

  • eCommerce, Manufacturing, Shipping, Warehousing, Hazardous Waste TSD.

  • Raw, Vacant or Undeveloped Land.

  • Military bases, ammunition plants and government offices.

Phase I ESAs are performed per Industry Standards of ASTM E1527-21, and per Client-specific needs.

These assessments generally include collection of visual information during a site visit, review of historical and/or regulatory records, conducting interviews, collecting photographic documentation and sometimes, collection of samples for the analysis of asbestos-containing materials, lead-based paint, radon, and/or drinking water.

Findings, conclusions and recommendations are provided to the client as a written report delivered electronically.


Phase II ESA

 

Phase II Environmental Site Assessment may be performed based on the results of a Phase I ESA as described above or as required by the client, a lender or a regulatory agency. Phase II ESAs are generally performed to determine the presence or absence of contaminants or to investigate the horizontal and/or vertical extent of impacted soil or ground water at a property.

Phase II ESAs are typically performed at present or former sites such as NPL/CERCLA (Superfund), Brownfields, HSRA (in Georgia), gasoline stations, truck stops, dry cleaners, shopping centers, multifamily developments, landfills, hazardous waste sites, military installations, and others to investigate suspected or confirmed release of regulated substances or as required by state or federal regulatory agencies.

Phase II ESAs generally involve collection and analysis of environmental samples. Findings, conclusions and recommendations are provided to the client as a written report delivered electronically. Under certain conditions, the property owner or its representatives are required to report the results to a regulatory agency.

Findings of a Phase II ESA may lead to additional Phase II work or environmental cleanup work as Phase III.
